Legal Process

Right now under Bulgarian law foreign citizens can buy real estate, except for land. However if you have a Limited Company in Bulgaria, the restriction does not apply. So, the most common method for individual foreigners to buy land is to set up a company, which then officially owns the land and buildings.

Registering Company

To open a company in Bulgaria requires an investment of BGN 5000 Bulgarian Leva, approximately 2100 Pounds, as capital for your new company. You must deosit this investment into your company bank account.

Please note: You need to be present in Bulgaria in order to sign all the documents necessary for the registration of your company. The rest of the process can be done remotely with a Power of Attorney signed by you.

As soon as your company is registered all of your investment is free to be withdrawn. You can even plan on paying for the remainder of the cost of the property using this money. Each year it will be necessary to file company accounts, which Bulgaria Property Ltd can also organize for you.

Additional fees

In addition to the purchase price, you will be required to pay solicitor, notary, and government fees, depending on the price of the property. These fees are not included in the price of the property and must be paid by the purchaser at the closure of the deal.
